Broomfield may benefit from road and sidewalk improvements in the coming months, following the City Council’s decision to approve two public works projects on Tuesday. The city is in the beginning stages of projects that aim to preserve Broomfield’s streets and replace city-owned concrete structures. Construction is planned to begin this summer.

The first project is a street pavement preservation program that which will repair and protect streets against future damage. Streets identified as being in need of rehabilitation will undergo chip sealing and other repairs. Then, streets throughout Broomfield will be coated with protective seal coating designed to postpone the need for future repairs. Over 150 streets have been pointed out as being in need of repair, many of which are in Broomfield’s Redleaf neighborhood. As indicated in the current plans, 24.5 miles of road will be sealed.

The city is also looking at plans to revamp Broomfield’s sidewalks with a concrete replacement project. As part of this project, homeowners can apply to have sidewalks adjacent to their property repaired, with the city paying for 75% of the construction costs. The project targets both city- and privately owned concrete structures in need of repair.

Both projects are now open to bids from contractors following the City Council’s preliminary approval.

Stay tuned for more news in events in Broomfield, Colorado.

When shopping for a home in Broomfield, one of the most important things to consider is the type of home heating system you’re looking for. There are several types of heating systems, each with their own advantages and drawbacks. A home with a newer, more effective heating system can sometimes be a better investment than a home with an outdated heating method. Here are some things to consider about the most common types of heating systems:

Forced Air
This is the most common home heating method. The forced air system distributes furnace-hated air throughout the home via ductwork. Forced air heating systems are efficient, relatively inexpensive and can be used for cooling as well. Homebuyers are likely to be familiar with forced air heating, making it a smart choice if you plan to resell in the future.

Baseboard Heating
Baseboard heating is also fairly common in homes throughout Broomfield and elsewhere. With this method, water is heated in a boiler and then throughout the house via tubing that runs along the home’s baseboards. The hot air then rises, heating up the space. Baseboard heating is energy efficient, quiet, and relatively precise. It can deter some homebuyers, though, as the area in front of baseboard units must be clear, limiting options for furniture placement.

Radiator Heating
Steam radiators were once extremely common, but are now mostly found in older homes. They are effective and efficient, but can be seen as obtrusive and unsightly. Some homebuyers find this to be unacceptable, which can make it difficult to resell a home with large steam radiators. But keep in mind that these systems can be retrofitted with less obtrusive radiator units if necessary.

Jessica Erickson, president and CEO of the Broomfield Economic Development Corp. (BECD) will resign on May 21st to take a position with the City of Thornton’s economic development department. Her resignation comes after seven years of service, working to develop and improve Broomfield’s commercial sector.

BECD, a private-public partnership organization, offers support for new and established businesses in Broomfield’s largely tech-based economy. Recent BECD-supported projects include the 120th Avenue Connection, the 1st Bank Center, Broomfield Civic Center, and Connect Broomfield, a business retention program for which Erickson played a crucial role during her time with the organization.

Erickson was named CEO this past September, having been with BECD since September 2004. Her resignation announcement on Monday came just three days after Joe McClure resigned as Broomfield’s internal economic development director. Erickson’s replacement has yet to be announced.

The City of Thornton’s economic development department operates in a similar capacity to BECD, offering business support services in that city. The Department administers grants and offers business counseling, along with other services. Erickson did not expound upon her new role with the City of Thornton.

Broomfield is one step closer to finalizing the 120th Avenue Connection project that has been 15 years in the making. Broomfield City Council voted Tuesday to relocate water and sewer lines necessary to complete the proposed extension of 120th Avenue across U.S. 36 and U.S. 287 in Broomfield.

The traffic connection was originally proposed in 1995 to improve east-west traffic conditions across Bloomfield. Part of the connection was completed in 2010, but messy acquisition and relocation issues have delayed the final phase of the project–a connection of the bridge with 120th Avenue in original Broomfield.

Tuesday’s vote represents a small step toward completion of the project, which has been undertaken by the Colorado Department Of Transportation (CDOT) and the City and County of Broomfield. Several businesses have relocated to allow for the bridge to be extended under the train tracks through to 120th Avenue, necessitating the relocation of utility lines. The Council’s decision is still awaiting CDOT approval.

Once completed, the connection will allow for easier travel between original Broomfield and parts west of U.S. 36. The final phase of the project is expected to commence in 2013 or 2014. The total cost of the project is estimated $40 million–funded in part by The Denver Regional Council of Governments and the City and County of Broomfield.

Every homebuyer likes a lot of light–so a house with a ton of windows is always a good investment right? Not necessarily. Lots of windows can affect a home’s energy efficiency, driving up heating and cooling costs. This is especially true with older windows, meaning that window replacement is sometimes a good idea when purchasing an older home. Here are some things to consider when buying a home in Broomfield:

Number of Windows
Having lots of windows is usually a selling point for a home. Most homebuyers love a home that is filled with light. But directly sunlight can also make a home extremely hot, thus requiring higher usage of air conditioning, and higher electric bills. When investing in a home, be sure that the inherent value of sunlight won’t be negated by years of high cooling costs.

Types of Windows
The type of windows in a home is an important thing to consider. Single pane windows, which are common in older homes, have a tendency to leak air, leading to high energy costs. Homes with multi-pane, well insulated windows are generally a much better investment, as they can save you money on your heating and cooling bills over time. Vinyl windows are often touted for their energy efficiency, but be aware that they sometimes don’t last as long as glass windows.

Window Replacement
If you simply can’t turn down a house that you suspect may have inefficient windows, it is probably a good idea to replace them. Even if it is an historic home with original windows, it may be a smarter investment to replace them with efficient (but still attractive) windows than bet on their antique appeal.

When buying a home in the Broomfield area, one of the most important things to look out for is the type and quality of flooring. Flooring can always be replaced, but of course, it’s better if you can find a house that already has flooring that suits your lifestyle and taste. In order to get the most out of your investment, you new home should have flooring that is attractive, practical, and likely to be desirable to potential buyers when it comes time to resell.

Wall-to-Wall Carpet
Carpet is a great choice for many homeowners, especially those with children. It doesn’t need to be swept or vacuumed as often as hardwood floors, and it is less vulnerable to heavy foot traffic and rough play. If you’re looking for a home in a family-friendly neighborhood, buying a home with wall-to-wall carpet can be a good investment, as buyers with young families are likely to seek it out.

Hardwood Floors
Hardwood floors are extremely attractive and highly desirable. Buying a home with well maintained hardwood flooring can be a great investment, but it may take careful preservation. Hardwood flooring can sometimes be vulnerable to scratches, especially when children or pets are involved.

Ceramic Tile
Ceramic tile is a popular choice for bathrooms, kitchens, and sunrooms and other spaces. Ceramic tile’s attractive appearance and texture makes it very desirable for homebuyers, making it a great investment. But when buying a home with ceramic tile, keep in mind that it may require labor-intensive maintenance, such as occasional re-grouting.

Linoleum
Linoleum is often associated with commercial spaces, but it is also a good choice for some homebuyers. Like carpeting, linoleum is a popular choice for families with young children, as it is very easy to maintain.

Not only does the roof need to be effective and attractive to you, but it should also be desirable for potential homebuyers when it comes time to resell, whenever that may be. There are several types of roofing that you may find in the Broomfield area, each with their own pros and cons.

Asphalt Shingles

Asphalt shingles are the most common type of roofing. They are relatively inexpensive, and they can last as long as 20-30 years. Asphalt shingle roofing is fairly neutral choice in terms of real estate investment. It won’t be especially marketable to potential homebuyers, but if properly maintained, it will not repel homebuyers either.

Wood Shakes

Wood shakes extremely durable and attractive. Buying a house roofed with wood shakes could be a good investment, as they often age very well. Many homebuyers are drawn to their rustic appearance.

Clay Tiles

Clay tiles have a southwestern flair that some homebuyers appreciate. A house with clay-tile roofing can be a good investment, but keep in mind that tiles sometimes crack and need to be replaced.

Slate Tiles

Slate tiles are very attractive and relatively expensive, making them a very desirable home feature. Though they are heavy and difficult to replace, it may be worth it in the long run to purchase a home with roofed with slate tiles.

It’s important that your home will be desirable when it comes time to resell, and exterior siding is a crucial part of that. When purchasing a home, you’ll want an exterior that is attractive, durable, and easy to maintain. Different types of exterior siding have their own advantages and drawbacks. Here are some things to consider:

Wood Clapboard Siding

Real wood siding can be a good investment, as it is attractive, authentic, and durable. Though it may require more maintenance than vinyl siding, it can last longer when cared for properly.

Vinyl Siding

Vinyl siding is easier to clean than genuine wood siding, but it can become faded and cracked over time. On the other hand, it is less expensive than other types of exterior siding, so it may be less costly to replace if necessary.

Brick

Purchasing a brick home can be a great investment, as many homebuyers prefer brick’s durability and quaint appearance to other types of siding. But be sure to distinguish between brick homes and homes with brick veneer siding. Though both can be desirable, brick veneer siding may not last as long as true brick.

Stucco

Stucco is a mixture of cement and other (sometimes synthetic) materials. A home built using synthetic stucco may not be the best investment, as it can become degraded over time. But genuine stucco, on the other hand, is durable and visually appealing to many homebuyers.
