Tips for Selling Your Home
To properly prep your home for sale requires a lot of work. The benefits of spending time cleaning and staging a home for sale will pay off in the following ways:
1. Your home will sell faster.
2. Your home will sell for more money.
3. Keeping your home in “show quality” will make the selling process easier (less clean up time).
4. You will be less stressed when your home does sell because some of the things you must do in order to move will be already done.
The Three C’s
Curb Appeal
This is a realtor’s term that means what your home looks like when a prospective buyer steps out of his/her car. The first overall visual impression of your home. In most cases curb appeal is one of the most important factors in a buyer’s mind when looking at homes. Great curb appeal creates a positive anticipation in the buyer’s mind. If a buyer is “turned off” by what he/she sees at first glance, this sets the stage for a negative mind set when entering your home.
Clutter
Wow!! Is this a major issue with a large percentage of homes for sale. Clutter makes it difficult to for a buyer to see and appreciate your home. I really makes it difficult for the buyer to visualize their things in your home. The less distractions in your home, the better. If the closets are packed with stuff, they appear small and cramped making those closets appear small. The same goes for bedrooms, less is always better. The more stuff in a room, the smaller it looks. If it absolutely does not have to be there get rid of it. Less is best.
Cleanliness
A clean house smells good. How a house smells is important. Overpowering orders can kill a sale. Make sure your home smells nice.
A clean home puts the buyer at ease so that he/she can focus on the features of your home. Buyers always feel a bit uneasy when looking into someone else’s life. A clean home sends the message “we are expecting you, you are welcome in our home.”
A clean home can also ease the buyer’s mind that this issue does not have to be addressed after they own the home. So many homes I show, the buyer states, “this place is a mess, it sure could use a good cleaning”. When your home is clean you eliminate this common objection.
Lighten Up
Proper lighting plays an important role in selling your home. The interior should be bright and welcoming to prospective purchasers. To make bedrooms appear larger, shades pulled up with lights on. When your home is on the market, make it shine. Small dark areas are a no no. Use warm white bulbs, these tend to give warmer, cozier feel.
