Things to Consider When You’re Ready to Sell Your Home in Metro Denver

  • Setting the right price. Pricing your home in this market is the first critical step in the selling process.  I call it pricing your home in the “sweet spot” not too high and not too low.  I will help guide you where to price your home; not only with similar homes that have sold in your area, but also homes that are pending and homes currently on the market.  More importantly, what is the maximum price the market will allow for your home.  This process comes down to experience and being in touch with the current market conditions.
  • Making sure your home is in the condition to pass a home inspection. Getting your home market ready is crucial in making the selling process less stressful and ultimately getting you more money.  Making sure your major systems ( furnace, roof, electrical, structural, etc..) are all in saleable condition is usually the first place to start.  After these issues are addressed, the next step is  “home staging”. Home staging is what updates should be made to make your home more aesthetically appealing to buyers.  Careful consideration should be spent between you and your broker on what is the best way to proceed before placing a “for sale” sign in the yard.
  • And finally, make sure you are being represented by an experienced broker. Making sure you are fully disclosing pertinent issues on the sale of your home.  Making sure you disclose what is important and what is not important is critical in the world we live in today.  Please take the time to make sure you have covered your “bases” on protecting yourself from future liability on the sale of your home.   Feel free to contact me regarding your particular situation.  I’m here to help.
