All about buyer brokers
After you get pre-qualified it’s time to find a real estate agent. A real estate broker that will help represent the buyer and will help you find a home and walk you through the transaction process is called a buyer broker. Your buyer broker will help you to find a home that fits your wants and needs. To establish an official relationship with them you will need to sign a buyer broker agreement. A buyer broker agreement is “a written contract that creates a working relationship between you, as a potential home buyer, and the buyer’s agent you’d like to work with”- quickenloans This form includes how long you want to work with an agent, how the agent will be compensated, details about the showing process, disclosures, and other key elements including personal information, expiration dates, exclusivity etc. Your broker will then keep an eye out for homes matching the criteria you want and schedule showings so you can walk through and view the home. Heads up. If you are looking at homes without a designated broker and happen to stumble upon a home you love, because of the new NARS settlement, you and the broker must sign a buyer-broker agreement form before an agent can take you through the home.
